So far very disappointed. No communication from them . Despite repeat emails and phone calls which you cannot even get anyone to answer. I’m worried the house I want to buy will be sold elsewhere

The same here as others absolutely appalling. No communication whatsoever and am in the middle of purchasing. Does this office even exist ?
How can they operate in this manner ? Do they actually have email ?

Absolutely awful - they do not respond to emails or phone calls and I have no idea what is happening. I am reporting them to the Legal Ombudsman to address their incompetence. I strongly suggest anyone else with similar problems do the same to strengthen the case against them

So, 1st time buyer, ofcourse I wanted to save money on a solicitor so went to Joseph & Joseph Conveyancing and they referred me to Davies & McGrath and told me Maureen Park would be dealing with my case. Me being excited that there is progress... It's been over 2 weeks and have heard NOTHING from them: no phone call, email or atleast a welcome pack? So I tried to chase this up and took me 2 very very stressful days with NO RESULT! well, the only result is Davies & McGrath are no more ;) anyhow, I been calling their phones and no answer, been put on hold for a lifetime. Eventually I find a working phone number and behold, I was told that Maureen would contact me and that the assistant/receptionist would leave Maureen a message.. it's been 3 days? Not sure what kind of a message it is (Possibly posted on the back of a snail🐌). Eventually I decided enough is enough. This ain't worth the money nor stress. Just pay a bit extra and get yourself a decent solicitor who actually emails/calls with you regularly to get your 1st property as that's what I am doing now. Learning curve I guess but all the reviews here speak for themselves, wish I checked them before going with them

This company has been extremely unprofessional in terms of lack of communication, they do not answer calls or call you back when asked to. We were dealing with Maureen park (who was basically non existent) and Steve Davies, and Connor mcgrath. We have been ignored, lead on. After two weeks we hear nothing. Despite paying money (funny they ask for this before anything) and still got no results whatsoever. Don’t even try with these people. As first time buyers, me and my husband have been stressed as well as confused on what to do. This company put us in vulnerable positions. Bottom line is, this company and people don’t know what they are doing. Any good reviews are fake, believe the ones with less reviews.

There aren't words describe how poor the service from Davies & McGrath Law was. I spent the whole time dealing with the solicitor's assistant rather than our actual solicitor who didn't give us the time of day.

The assistant was the worst person I've ever had the displeasure of dealing with, and constantly made mistakes.

But the incompetence didn't stop at the solicitor and solicitor's assistant. We were sent 4 (YES, 4) statements of the money we owed before they finally issued the correct one. The first statement didn't even take into account we were first time buyers and said we owed £5,000 in stamp duty. As a first time buyer, the immediate stress that added was inconceivable. It made handing over our entire life savings left us on severe tender hooks and at no point along the way were we reassured.

As my confidence in them had been reduced to 0, I emailed to make sure they had everything prior to exchanging. I received an email saying they hadn't received a certain document, 4 weeks after I had sent it in the post. After I had advised them that I had sent said document they rifled through their offices and low and behold, said document was indeed there!

We did end up completing, and I looked forward to never speaking to anyone from Davies & McGrath Law ever again... until I saw our details on the land registry had not updated... 8 MONTHS ON.

As I write this review, I have spent 30 minutes on hold to them. I have also written to Steve Davies. I did, of course, try emailing the solicitor and solicitor's assistant but I received an email saying it had bounced and that the email addresses no longer existed. Make of that as you will...

They over charge they very rarely answer their emails they move you around and then forget you when you need them most please dont use you WILL regret it

Simply go elsewhere. No replies to emails, they don't answer their phones (even when they give you 5 different numbers) All looked and felt amateur.
When they are this bad at the start of the process, then I couldn't see it getting any better as things got more intricate and needed their attention. Glad I pulled the plug before it got too far into the process.

Davies McGraw seem to be the go-to back office firm for most of the on-line conveyancing sites - in my case Berkeley Legal. I can only echo all the negative reviews: long delays in assigning a solicitor to your case; no response to multiple emails from the vendors solicitor for over a month; no reply to your emails or phone calls. Whether you are a buyer or seller there is a real risk of the transaction falling through - in my case by the vendor re-listing the property. What appears initially as a cost-effective and efficient way of conveyancing turns out to be anything but.

Literally the worst and most stressful experience of my life! Hazel was impossible to get hold of, no emails or phone calls responded to and almost lost the sale due to her not requesting funds before exchanging contracts, and when she did she forgot to add a signature!! Didn’t complete on the expected date and on the day of completion I rang Hazel for an update to be told she had left the office for the day, when the last I herd was that she would get back to me with an update!! Due to this lots more costs incurred and almost lost the sale! Total lack of competence, professionalism and zero communication!! I have sent an email of complaint but of course, like every other email I have sent there has been no response! AVOID AVOID AVOID!!!!!

DO NOT TOUCH THESE WITH A BARGE POLE - PAY THE EXTRA AND GO WITH A DECENT LOCAL FIRM.
I bought my first place last year, on my own so was very new to how the whole process worked I had ZERO help from these, I practically did everything myself just by googling and speaking to friends! They never asked me for anything, if I hadn't of been so "on it" myself I'd still be sat here waiting. I sent a formal complaint to Steve Davies who literally called me 10 mins after and screamed down the phone to me! I even contacted another firm to see about transferring but the other company told me to hold out as I was so close to the end. I had my completion date cancelled 3 times, I even had the estate agents ringing me as the sellers solicitors couldn't get hold of them. I could go on for hours, but please if you're reading these reviews STAY AWAY it is not worth the stress! What's funnier is, yesterday (a year on) I received an email from the secretary who has told me that they haven't received my signed copy of the mortgage deed so it still hasn't been updated on Land Registry, I signed and sent this out twice but it's taken them a year to tell me they haven't received either copies so I am now finding out what i can do myself to avoid dealing with them. Absolutely awful service!

I have just come on board with this company,and have been with them since may, nearly six weeks,I haven't got a clue,what stage im.at I have paid 400.00,interim fee,and have emailed baffled,as to what is happening,I don't know if we are down the line as I have had no confirmation,,an d just acknowledgement that my monies been received and file allocated what does that mean?I'm completely,lost I hope six weeks have gone by and we have moved forward if I'm honest I'm not impressed so far,and time is of the essence for me,it looked fantastic in he add,but I wouldn't go with this company,I hope t o hear some news soon and that my sale has moved forwards.I'm lost!

Absolutely disgusting and diabolical treatment of a client. I also want to mention that they were hired via the conveyancing group Berkeley legal - who are just as rude.

I cannot believe the treatment that I received. I simply asked to have some more follow up information on my case and have some
clearer communication and as soon as the phone call was finished I received an email saying ‘we have now cancelled your instruction’ at 5:15 on a Friday, with all the offices shut and nobody to contact. Leaving me half way through a house purchase with no solicitor.

I cannot deter people from this firm enough.

After 6 months of working on a simple conveyancing Davies Mcgrath Law had made zero progress and had not been able to answer any of the buyers queries. They convinced me that despite this completion was close so I gave them I gave them the benefit of the doubt. 3 months later still no progress and an irritated buyer pulled out. It seems as if they literally did nothing on my case for 9 months. Horrible experience. Avoid this solicitor!

Davies McGrath Law were appointed the simple task of completing a transfer of equity which takes about 6-8 weeks. 6 months later it still hasn't been sorted. DMcG have missed several deadlines and stopped communicating with me entirely which meant we've had to find a new solicitor (but they have of course kept our money). Save yourselves the time, nerves and funds and stay well clear!

If you are reading this having just been assigned Davies McGrath Law via Homeward Legal, the best thing you can do is withdraw and request a new solicitor.

Davies Mcgrath are time wasters, totally uncommunicative, and at the end I had to battle to have any money returned.

After being chased repeatedly during my case, Steve Davies rang me for 11 minutes on 28 March. I was looking for reassurance and an update on my case, however he spoke mostly in monologue about his firm’s inability to service client demand, deliberately not answering calls to avoid being chased, the unreasonably high expectations of his clients, and he gave an example of a case where he filed an injunction to block an unfavorable review.

If you are reading this having been through something similar, my advice is to write a letter of complaint to the Legal Ombudsman who have the power to make Davies McGrath refund your money and pay damages - details and letter templates available here:

Ironically, despite having had practically no communication throughout the process, Steve Davies acknowledged my letter of complaint within 10 minutes. I am still waiting for a formal response and will be pursuing the firm through all the formal procedures.

Awful! Avoid at all costs as you will not obtain any level of service from them. I am at month 5 since instruction and have no idea where my case is up to. I have tried to obtain an update for the past two weeks and no one is responding to emails or calls. Use another firm for your conveyancing. Here is a recent email to them, which they have not responded to yet.

“I have contacted your firm twice this week over the phone (Tuesday 26th April at 11.16 hours and Thursday 28th April at 09.36 hrs). No one has called me back. Also, I emailed you on Monday 25th April asking who had taken over the case due to Hannah leaving the firm. You have also not responded.

My case was given to the firm in November 2021.You requested a payment of £125.00 towards the costs of conveyancing on 23rd November.This was after paying Homeward Legal £60.00 deposit and £379.00 for the searches. A solicitor was not appointed to the case until 21st February and no searches were carried out in that time either. This is a really poor service.

My mortgage offer expires on 22nd June and I am due to go into surgery soon….”

Still a lack of urgency and no service being provided at all.

This is an important review for DM Davies & McGrath Law, do not be fooled by any positive review and please read this one to the end...

I have just had a horrible experience with DM Davies & McGrath Law. I got allocated to them by Home Legal Direct (another big disappointment), which I got through a comparison site and I thought I was getting a good value but I was wrong, I was deceived and I was tricked. If you are looking for conveyancing solicitor, look away from both Home Legal Direct and DM Davies & McGrath Law. They are time wasters, do not be fooled by the cheap quote. I would rather pay more to a solicitor who would handle my case with efficiency and timeliness.

DM Davies & McGrath Law is the worst conveyancing solicitor in the world. They would pile up cases and pay no attention to them. My case handler was always moaning about being overworked by her boss. The case handler is unprofessional and would attack and blame someone else for delaying my transaction. She attacked me and my mortgage broker. This behaviour from a conveyancer is unacceptable and unprofessional. Yet she would not apologise. I complained to Home Legal Direct twice to change my solicitors, but their customer service is all talk but no action. Do not be fooled by their cheap quote and a 'free will kit' offer'. It doesn't worth it in the end if my property transaction will be dragged for six months or more. The case handler was never true to her words. She would say to you: 'don't worry, I will update you before the end of work today'. Its a lie, you will never hear from her.

They were not listed on my mortgage lenders solicitors panel, yet they still took on my case (for whatever reason I do not understand). They engaged Lancashire Law to act on their behalf with my mortgage lenders. Then at the last hour, they decided to change from Lancashire Law without my prior notice. They still have not informed me why they changed. The change led to the lenders having to re-issue the mortgage which have now delayed the process even further. This is pathetic.

Even when I am faced with homelessness because my current landlord got a court order to repossess my current accommodation. DM Davies & McGrath Law offered no support and still took my case with complacency and the most unprofessionalism I have ever seen. They never respond to emails. Their phone lines are always dead. The manager will respond once in a while to my several emails, but its all talks, no action. Three months on since the repossession order was issued, my case was still not treated with the urgency it deserves by Home Legal Direct and DM Davies & McGrath. They are time wasters who are only interested in collecting your money but resolving your case in a timely manner is not what they know how to do. They are so incompetent. they never respond to queries, when you call, they give you empty re-assurance but no action. They did not do searches until after three months and even when all the searches came in, they would still did nothing to progress the case. They do not respond to the seller solicitor either, which is frustrating to them as well. The seller solicitor fixed a completion date but they would not agree with them, they still dragged my case due to their incompetence and negligence. I will probably be referring and escalating my complaint to the Legal Ombudsman eventually. Look away from Home Legal Direct and DM Davies & McGrath Law if you want peace of mind on your conveyancing transaction. Please do not give yourself stress, avoid DM Davies & McGrath by all means possible.

We nearly lost the house we were buying because of this company's lackadaisical attitude to everything. They were not my conveyancers but were the conveyancers of our buyers. My solicitor could never get a response from this company even down to the final days of the house buying journey. We exchanged whilst sat in the pub on the day we moved after we'd packed our house onto a removal van. This was the 4th moving date that had been decided upon, the 3 previous having fallen through because this company did not answer any phone calls or emails. I tried to complain about them to the Legal Ombudsman but couldn't as we had not engaged their services. I say again, we did not engage their services but their attitude and unprofessionalism nearly cost me the house we eventually moved into after 5 and a half months of the buying and selling process.

I used DaviesMcGrathlaw to carry out the conveyancing for the purchase of part of my neighbours garden and an easement over my property. They were a lot cheaper than most of the companies I had contacted. The start of the conveyancing was painfully slow and frustrating. My emails wouldn’t get answered for weeks and it was impossible to get through via the phone. I was assigned many case handlers during the various stages of the conveyancing process. All of my case handlers seemed uninterested in completing the work that I was paying them for! My case was eventually given to a lady called Emma Oldershaw who was exactly what I expected from a law firm! Very professional throughout, communication was prompt and I was put at ease. She was very thorough in her work and we eventually completed by the date that I had requested. I would definitely use DaviesMcGrathlaw again and I would be happy to recommend them, but I would insist on using Emma Oldershaw.
