Our Rugeley block was passed on to Eight Asset in January from Warwick Estates, who coincidently, have the same director. They have increase our fees by £1000 this year and say its due to inflation. The block is in a terrible state and even the smoke alarm has been beeping for a year. Our flats are unsellable and its traumatic to have the enter the building everyday knowing Eight asset are charing £3400 a year maintenance fees. SOMEONE, PLEASE STOP THESE CON ARTISTS FROM BREAKING US!!!!

Lift problem
The lift went down in our block the morning after my partner went into hospital . Eight went over and above to make sure it was up and running again by the time we got home so we didn’t have to walk up several staircases .

Much better than our last managing agent. Some people really need to get a grip as to their expectations in an industry which is pure negativity where everyone expects a champagne service on a beer budget. Thanks to Nathan for dealing with us. Even if some of my neighbours are grumpy at times!

Very poor customer service
The worst managing agent I have come across in my experience as a landlord in London. Very slow to respond (need multiple reminders) and impossible to get hold of the property manager on the phone. Have flagged an issue in my terrace in early December (12 weeks ago) and yet to get any feedback. Other leaseholders in my building had similar experience when dealing with Eight AM. Thankfully we are switching to a new managing agent soon.

Absolutely terrible, we have had so many issues with EightAM that if I were to write them all down it will take me a week! The worst building management company in the world. Every time something goes wrong it takes months to sort out and they are so unresponsive to calls or emails.

WORST EXPERIENCE EVER
1 star only because I dont have the option to leave none.
I have been living for 1 year and a half in one of the buildings managed by EightAM. - APT Parkview. The service provided has been embarassing since the beginning.
We have received letters of Rent Arrears even when we paid our rent in advance. We provided all evidence that we paid and had no reply back.
Lack of communication has indeed be a constant. We did receive an additional bill on AC /heating that was not mentioned in our contract, that doesn't have a real meter, and is retroactive by 1year, with a deadline to pay within 14days. We did request name and contact details of the landlord and after months we have had no reply.
Landlord decided to close all facilities - gym, terrace, cinema room- with the excuse that 10 out of 290 flats have not paid their rent. Ridiculous!
All services have been stopped - concierge, parcel collection, security, cleaning, manteinance- due to lack of fundings. We tried to get in contact with 8AM with no result and wasting hours on the phone.
In fact the management of the building has been so disastrous that our MP - Ruth Cadbury- mention it during her speech in Parliament.
Overall one of the worst experience ever with renting. Can't wait to move out.
Worst Management firm in History
It’s sad that Trustpilot doesn’t have a 0 star option or even a negative one . 1 star is very flattering actually for them but I had no lower option unfortunately .
8am have been one of the worst interactions I ever had in the U.K. They proclaim themselves as managers of the property I live in, the Apt Parkview apartments in Brentford and even though I could list 100 things they did wrong, I will just say that there is a huge residents group of +140 people that have seeked legal advice, have talked to their PM, the local police, the council and every other known local authority against them for all their actions (or inactions), their incompetence and the psychological damage they have caused to most residents.
Their communication strategy the worst I have propably ever seen at a professional management company. Unclear language, abstract communication, false rent arrays, no reply to complaints and the list goes on.
Avoid by all cost

Despite what it says on their website, they've had plenty of complaints.
They don't respond to any of them.
As far as I can tell, they don't do very much at all.

I telephoned and spoke to Shannan Field and she was immediately able to assist me, and gave me instructions as to how quickly I could get a management pack. Shannan was absolutely true to her word and turned it around in 48 hours. Thank you very much

I currently live in a building that eightam have taken over. Since they have taken over the building, they have closed all facilities that are included in the rent and paid for by residents i.e. the gym, accepting packages, roof terraces and cinema room.
With regards to closing all facilities they have not communicated as to why they are closed or reduced the rent of the property to reflect the lack of facilities. I have tried to contact multiple employers from the company including the founders with no response.
They have currently made the building a hostile environment and the lack of communication is embarrassing.
Extra utility bill, facilities cut out
Had to pay an additional utility bill on top monthly electricity bill, which was not stated in the contract. Additional utility bill was also more expensive.
Gym, terrace, concierge, and post storage services were cut because the management did not meet the health and safety requirements.
What a big joke.
