Won’t let me reply to flexspaces reply so I’ll answer here. I haven’t reviewed the wrong company I have reviewed flexspace in Hillington, Glasgow and the things I have mentioned are not “claims” they are facts. Plenty of email trails to back all this up

Rented from this company at their Watford site. Were informed we had to leave because the land had been sold for re-development. We vacated the premises one month before our licence expired and this resulted in us losing hundreds of pounds. Restoration fee was not returned even though we left it better than when we took it over and it was being demolished (according to Flexpsace). Also had to pay for roller shutter door service and, because we left early, they charged us an extra month's rent. Our deposit was ridiculously depleted. Their CEO did not have the courtesy to respond to our communication, nor did other directors of the company. Regional Managers also do not respond well to correspondence. Other tenants on the same site are equally frustrated, angry and disgusted with this company.

BEWARE.....DO NOT RENT FROM FLEXSPACE! From when they took over our unit, costs were added CONTINUOUSLY, the restoration fee increased every year, they invented charges for insurance, grounds maintenance, having a skip outside etc etc. Literally EVERYTHING in the unit became my responsibility from floor to roof, electrics to the roller door. They are a truly awful company. Flexible is not a true description of their business.
Having left the unit we have been charged for an EICR report (which I had completed by my electrician), electrical repairs and like a previous reviewer stated, there is no way of checking the authenticity of these. The fittings may be outdated and not up to spec, but how is that the responsibility of the tenant?
Throughout COVID, they showed no support at all. Not even a generic email. No rent reduction, no opportunity to delay payments...nothing at all.
We were broken into and had 2 vehicles stolen from their car park along with a tools etc, again no support or even an email. I will point out that the units are advertised as being 'secure'....they absolutely are not at all!
They are money grabbing and outdated in their treatment of tenants/licensees. I hope one day someone takes them to court and screws them over.
I was a customer of Flexspace Shrewsbury for 4 years, as soon as flexspace changed their internet provider (which you HAVE to use under their lease) we had nothing but problems - our second office had no working internet for 80 working days (March until July) Flexspace lack of interest in resolving this issue cost us a fortune and they WOULD NOT allow us to change provider due to their contract with this poor 3rd party (Called Wavenet i believe but i may be wrong) yet they still pursued us for moneys due to the com, we have also had no end of trouble getting our deposit back. It is a shame that their senior team have no interest in working closely with their customers, especially long term ones to resolve matters.
Really poor supplier of rented accommodation. We reached out to them about the possibility of ending our tenancy early and they were really supportive. They said if we cleaned it and removed all of our equipment from the property then they would be happy to re-market the property. We did this and spent quite a substantial amount of time and energy doing so. They then decided to change their mind and said they would re-market it once they had let out all their other properties.
They were completely unapologetic about this change of heart and their account manager became quite vindictive when we challenged them on this. We have 4 factories across Yorkshire and have very positive experiences of landlords in the area. Flexspace I have to say are a company I will avoid and advise any aspiring businesses to avoid at all costs. No humanity in how they conduct business.
Disgusting company. My story is similar to all the reviews below (I wish I’d read them before I signed for my unit). I had my unit for 2 years and at the end returned it in mint condition, but was charged a total of £800 for boiler and EICR tests, and apparently ‘electrical remedial’ work, all invoiced weeks after I left the unit and had no way to prove there was nothing wrong with the electrics. This is on top of the ridiculous ‘restoration fees’ you have to agree too when you sign. I believe this company has an algorithm to make sure you end up paying them when you leave rather than them give you any of your deposit back. It’s all cunningly done as a ‘licensee agreement’ rather than a tenancy so you don’t have the same rights as if they were a landlord. Don’t touch them with a barge pole.
Shocking experience. Wouldn’t touch them with a barge pole. Never got a deposit back due to apparently the EICR failing. Like another review here, they haven’t provided me with the previous certificate showing it had passed then, and so it’s possible (quite likely actually) that the next tenant will get stiffed for this cost again and again without ever receiving a deposit back.
Terrible company, terrible people and if for some bizarre reason you do decide to use them, read your contract over and over so that you know every cost you could (most definitely will) be charged. Very very expensive in the long run, and I really do hope that karma kicks in.
Avoid like the plague! The overheads are ridiculous. They charge £1 per sq/ft restoration fee so for a unit of 500sq/ft they charge £500 restoration fee even if you return the unit as it was given to you. Then charge an electrical test when you leave of around £200. I haven’t received my deposit back even though I was told the electrical test would be taken from the deposit and the remainder returned. The restoration cost would also be taken from this. Instead I received a bill for the test and no deposit. It’s just another way to keep most or all of your deposit. Flexspace are very happy to take your money but not return the money owed to you as a tenant.
I have spoken to many people since leaving and they also have not received their deposits back! DO NOT RENT FROM THIS RIP OFF COMPANY!
Absolutely Awful Company! Completely ripped us off for the deposit and then added fictional chargers on top. Worst in class customer service. Unresponsive, rude and ignorant. Flexspace are interested in just one thing - your money - preferably how to forcibly extract as much of it from your small business as possible.
If you are considering renting from these jokers - don't. Literally find anywhere else - as you will find a trail of distressed and angry customers that hate ever having dealt with them.
Do not rent from Flexspace! The deposit you pay, you'll never get it back. Want broadband, bend over and prepare to pay the most expensive rates in the UK. Want an answer to anything, forget it, they never get back to you.
The fees that you end up paying is a joke. You are more likely to owe them money after they have stolen your deposit.
The whole company is just one big joke, absolutely utter contempt to their customers, no customer service. We dealt with a chap called Alan from the Melksham Flexspace. Never once did he ever reply to a single message, bad-mouthed other tenants and appeared to be hell bent on selling the land for housing. It would certainly explain why he has been driving clients away so that they can sell it off.

Flexspace will do what they want, when they want and at their own pace, the only thing they move quickly for is money.
The building I rented an office in was not originally part of Flexspace and the 1st year was really very blissful, they purchased the building and rent went up, licence ( well it became a lease for 1 year minimum but they could give 3 months notice anytime)
Every 6 months they reviewed the rent and were just difficult for the sake of it. I paid early and it was the one thing they couldn't moan about but the lack of maintenance was awful until the decided to do something, they then shut 1/2 the toilets for 8 weeks, which became 5 months. Left and it took 9 months to get my deposit back
Horrendous service.
60 days after our tenancy has finished we're still awaiting a deposit refund & a rental refund that was taken the month after our tenancy finished...
Constantly passed pillar to post, no one able to give definite answers. We were told we needed to do our own EICR check for the office we we're leaving and if we didn't find our own electrician they would continue to charge us rent for the premises. We found an electrician and paid for it, only for the EICR check to come back UNSATISFIED. Flexspace are unable to provide a SATISFIED certificate for before we moved into the premises. This is a LEGAL requirement. They've now admitted liability to the EICR failure and have said they will cover the costs of the fixings. No offer to refund the cost for our Electrician.
horrific company, I was a good tenant one if there sites and after 3 years took a second unit on, this unit then suffered serious flooding and they decided after 8 weeks of promises to fix it to send me a letter saying they were not renewing my licence!
they keep half your deposit for restoration fees of which they do nothing at all. not even sweep the unit out.
ignore emails and calls and completely ignored my request for a final invoice for my vat records.
they do zero maintenance, ignore issues and if you ask for anything sling you out avoid like mad especially boughton .
Customer service is absolutely horrendous! Got offered a quote for a gym space, then a week later the offer was no longer available because we wouldn’t be suitable for the space? A gym space advertisement.. for a gym... and me running a gym wasn’t suitable? Got it🤣 guy who I spoke to on the phone was literally making excuses up as he went a long, which was comical really because he was the same person who sent me the quote but had no recollection of it? Absolute sh** show. Attitude absolutely stinks. Don’t bother writing a complaint because it’ll never be looked at nor do they care what you think.
Would not reccomend flex space. Contacted flex space regarding renting a unit for my new company business. Viewed the unit, all was ok. Had several others to view around the area. Decided with flex space. All along they knew what my business was, and what I intended to use the space for. Got all email correspondence regarding the lease.
Then got told the unit had gone and there was no others. Contacted main office found out it had not gone and there was 3 available. Then got told my business type was not suitable. This was on the day I was looking to sign. No excuse. Then they would not provide me with any info as to why, seemed they was making things up on the phone. Emailed my complaint, very detailed asking for answers and the policies they quoted, to get nothing back, just that the complaints team have reviewd it and took it on board. The email i got back was from the same woman in the sales team, not in the senior management team as I was told it would be pased to them.
Makes me think it wasn't even passed on. Delt with woman called Liz, looking after the Ellesmere port branch. Was very rude, would not give answers and basically made excuses up on the spot with no back up. I honestly think my complaint has gone to her inbox, she left it a day and replied herself.
After consideration I emailed Liz and asked for a reply from the 'senior management team' who she had apparently spoken to.
I then got some email correspondence from a chap called Tom, with the title of CEO on his email.
After asking various time for the 'list' and 'policies' that where quoted to me as to why my business type was not suitable he also got very rude.
I said there was no reasons supplied to me as to why they will not accept my business and why it was unsuitable.
Not once was anything backed up with these 'policies' that where quoted.
Tom very rudely sent the last reply saying 'we are entirely at liberty to choose who we let our properties to and are under no obligation to provide details of why'
saying this after telling me the reason my business type was unsuitable was down to 'company policies' and a certain 'list' of business types that they will not let to makes no sense. They quote a policy, when asked for said policy they say they are not going to supply it.
He then finished the email telling me we will not be engaging in any more communication with me.
Customer service was rotten. I turned down several other lease deals in and around the area as flex space suited best. Then to be told ‘your business type is not suitable’. Wasted around 8 weeks time when trying to start up my new business. Would not reccomend. Stay clear.
Seems they make excuses up on the spot, when questioned regarding the excuses they don't back it up but instead get very rude and then tell you they will not communicate any further.
If for any reason you have to deal with this company, stay clear of Liz, and Tom. Both not professional at all, both can not back up reasons they tell you and both don't like being questioned. Customer service in this type of industry is a vital part of the business. Seems these two people missed the training for customer service.
Part of me want to rate this company five stars and part of me want to rate it three stars (Average). Why?
Namely:
1. By way of context we used this company and its storage facilities for about six months.
2. Units - good facilities no doubt about that.
3. Pricing - not cheap but, if you have decent stuff worth looking after properly, it is worth it. We used a larger unit at roughly £85pm then downsized to a smaller one at approximately £50pm for that last couple of months.
4. Staff - we used the Blackpool site. Gemma Heys provided wonderful service. She's a good ambassador for the company.
5. Paperwork and Accounts - where they let themselves down. Granted my problems were during the pandemic but that's their problem rather than mine. When we came to "hand-in the keys" I had to chase them numerous times to get a response and did think I might have to threaten the Small Claims Court in order to receive the refund of my deposit. In the end that wasn't required and contact was (re-)established. Anyway, to cut a long story short I have calculated that they owe me about £25. I emailed them 4/8/20 and have not received a response. I'm not prepared to chase them further since I have other things to be getting on with. Like I say, part five star and part three star.
