I wanted to thank Bethan Holland for her high communication skills. She kept me informed and updated at every stage of my staircasing. She was extremely proactive in getting everything in place so that the transaction felt seamless and quick. Before we confirmed work with them, was told that they take on minimal clients to allow for sufficient time with the clients that they do take on, well it didn’t seem like that to me.
I felt like the solicitor I worked with was not considerate of the fact that we were first time buyers and therefore not clued up on the process, and also we don't have a legal background. I felt like the communication skills and terminology used could be improved.
They would frequently say things like “refer to X document” when I asked a question. I see their point but when we've been sent several large documents, sometimes not everything is absorbed. It doesn’t hurt to reiterate info. Also 'X document' would often be titled something completely different so it was a constant mind boggle navigating through different documents.
I would constantly have to chase to get responses to emails. Luckily for us we weren’t in a particular rush but it was still frustrating.
Also, I understand that it’s not always possible to respond quickly. In which case a simple “I acknowledge your email. I’ll try to get back to you by the end of the week” would suffice. There was literally never any acknowledgement of my emails. Sometimes it felt like a military operation getting a response.
They would answers queries over phone but sometimes it felt they were being impatient.
The sellers would respond to queries and we wouldn’t receive an update until several days later, this obviously delayed things.
I would constantly have to clarify things, and seeing as they’re legal experts, I feel like they should be more preemptive about certain things. E.g. sometimes I’d follow up on whether the seller has responded to certain queries, and they would simply attach the response with no further comments. Including a comment such as “this would/would not have any legal implications for you” would be a useful touch, and that’s probably their job too. But I'd always have to ask. I’m quite inquisitive by nature but I feel like those that don’t question things might not bode well.
At one point they went on leave for like 10 days. No issue with that, but didn’t send an email to let us know. And didn’t say things like “contact xxx during my absence”.
This make it sound like they were absolutely terrible. They weren’t. They did get the job done at the end of the day. But I feel like the process could have been a lot smoother. Just want people to be aware of certain things. And to be honest, other solicitors might be like this too, so go speak to as many as you can and go with what feels right.

Following a phone call where several reasons were given for the lack of communication, it’s clear that this firm is overworked and struggling to manage its existing workload effectively.
Our experience has been extremely disappointing. We were suddenly dropped at the last minute due to them reaching their “full capacity,” as they claim they aim to “manage our workload carefully to ensure that existing clients continue to receive the level of attention and service they deserve.” This decision came despite the fact that we had already spent money with them on a previous purchase — meaning we were existing, paying clients of the firm. That makes the decision even more unacceptable.
Ironically, during that previous purchase, we waited up to four weeks just to receive basic replies and had to repeatedly chase their team for updates — hardly a reflection of high quality or professional service.
Communication has been poor throughout, and the overall handling of our case has been unprofessional and careless. It’s particularly telling when even something as simple as a client’s name can’t be spelled correctly in emails — I’ve been called Philippo, Fillipo, De Battista, and several other variations. Attention to detail clearly isn’t a strength here.
If you value consistent communication, professionalism, and respect for your time, I would strongly advise looking elsewhere.

In any dealings with this firm, if there's a concern under the Data Protection Act I recommend seeking advice from the Information Commissioner's offices without delay. (You can do this quite easily by going on the ICO website and starting a Live Chat.) Some companies take sensitive personal data seriously, but this one has an odd approach. Since I noticed my personal data had been shared, I expected fast apologies.

Went to Tiptree office very disappointed with the service of probate for my brother. Jessica Newton dealt with the case and she couldn't get my name right on two occasions calling me June instead of Jean (pretty simple name I thought) which was very annoying considering she had copies of passport, utility bills etc. Not a reassuring handling of the case.

I went into the Sudbury office on 20th June to collect my mums will. I saw Dean Stanhope I was a bit gobsmacked by his coldness & complete lack of empathy considering he’s a wills solicitor hr didn’t even say to me “ sorry for your loss” very cold I thought & quite unprofessional as even utility companies have been more empathic towards me on the telephone. It sounds like a small detail but very noticeable I thought hence this review!!

Jack Ball handled our shared ownership purchase. He got it completed right on time on the date we requested. He was very responsive and knowledgeable about the whole process. This is so refreshing having instructed other solicitors before who take eons to reply. When we had questions he was happy for us to email him (all included in the price quoted), and sent thorough replies quickly.
Price was pretty good and fixed so we knew what to expect when it came to pay.
The wider team were also very good; everyone we dealt with was helpful and efficient. Rachel followed up with our land registry documents once they were processed, and was helpful with any queries or questions we have had post-completion.
We would not hesitate to use Holmes and Hills again, and would certainly request Jack to deal with any future stair-casing or property purchase. Thank you Holmes and Hills for helping us secure a decent family home!
