Holmes & Hills did a great job for us, we are massively thankful for a hard work and Jack was amazing. He managed to achieve super tight deadline and completion took place on time.
Regardless of some difficulties Jack was always on top and very communicative.
Highly recommended!
Definitely we are going to be in touch next time.
Thank you for everything Jack.

Charging £1600 to compete a few forms that are needed to sell a flat.
Holding me to ransom over it.
Most firms charge £50.
Complete rip off
We just completed our property purchase and I am really happy with the service Holmes & Hills delivered.
There were good communication/updates at each stage of the transaction and all explained thoroughly.
Highly recommended and will definitely use them again.
Thank you Rhyannon Andrews and Lizziey Spong!
Avishan & Family.
Holmes & Hills were excellent. Sarah Kirby who handled both the sale of my flat and the purchase of a house went above and beyond. The communication was excellent, including getting replies in the evenings, on weekends and when she was on holiday. The rest of the team were also great. The fees are on the pricier side of things but given the service, I feel it was worth it.
Our buyer used this company and they were really very bad, terrible communication, unnecessary delays and general incompetence - AVOID!!!!!!!!!
A huge warm thank you to Gemma Adam’s, Zoe Edward’s and Sarah Phillips for taking care of all the legal work on our Remortgage to pay off our help to buy equity loan. They acted quickly and efficiently for us and reassured me along the way. They are a friendly and knowledgeable team and thoroughly recommend them. Thank you, Chloe and Family :)

Completely ignorant to discrimination law, refused to protect there vulnerable client from hate crime attacks from the other side
Great knowledgeable solicitor (jack ball) especially when dealing with shared ownership. Filled with confidence from the outset from liz that I was in the right place and lived upto it. Great reasonably priced service with no hidden/missed extras.

We arranged an initial meeting to discuss cost for changing trustees. This was arranged to happen 2 weeks later. On the day of the meeting with just a few hours to go for the meeting, Holmes & Hills emailed to say that they were going to charge £250 + VAT just to quote for the work. These charges could have been disclosed upfront when arranging the meeting and saved a lot of hassle. Whilst this is better than retrospective charges, it still is not acceptable to leave disclosure of these fees to the last minute. I view this as poor communication and unprofessional.
It was horrible! I had Jack Ball on my case and they were the worst!!! I lost the purchase on the house thanks to them! It was a simple one bed flat, there was nothing complicated to the purchase, the only thing to it was Shared Ownership with a Lease Extension. The lease extension side of things surprisingly they managed to do, they got the new Lease sorted but couldn't do the paper work for a simple one bed flat purchase! They sat on it for a year with none of the queries answered or cleared. They blamed others for not responding which 1-that was their job to chase, 2-they had more than 9 months and still had no answers! Like seriously?! (People conceived and gave birth in that much time!) And then they spun the whole thing around on the new BSA which had come into affect more than 3 months before my Mortgage Offer expired, but they waited till the last week before my mortgage offer was due to expire to raise this!! I couldn't believe them! They were so incompetent! And the entire year, I had to keep chasing them asking for answers, updates on the progress on my purchase. And I was a client of theirs! There was absolutely NO communication from them on anything! No information or communication (in this day and age) on what was going on with my purchase! Guessing, since there was none! I would not recommend them to anyone! They were the worst! I don't know what sort of a professional service they are running! Guessing they're big enough firm to get away with small FTB clients such as myself!
Would highly recommend Laura Martin for sale and purchase of property. Laura was always quick to respond to our emails (same/next day) and dealt with all issues to a high standard.
This company came recommended to us when purchasing our recent Shared Ownership property. So pleased we chose them, Their prices were surprisingly low for the service we got. Jack Ball (our conveyancer) was incredible. Made the whole experience a good one, it was uncomplicated, quick and hassle free from beginning to end. He clearly knows what he is doing and does it very well. Wouldn’t hesitate to use again and I highly recommend them/him.
Steven Hopkins demonstrated a thorough lack of understanding of estoppel law, gave consequent bad legal advice, and purposely misled us on how to proceed following a disastrous pre-trial conference with the barrister. We strongly urge great caution to any clients of Mr. Hopkins, and would advise giving his firm a wide berth
Holmes & Hills have been amazing with all the legal help & guidance in buying our first property:) A special thank you to our solicitor Jack Ball who took the time to always respond to any questions/concerns we had, & who persevered in fully resolving a complicated legal issue (regarding unregistered land) to our complete satisfaction:) We were delighted, also, that the fee was all inclusive; so all the emails & telephone conversations were included in the initial quoted price! So, we would highly recommend these solicitors:) Dennis & June Hill

This is the second time that Hills &Holmes have acted for us. Sam Savill in the Coggeshall office did us proud again. Sam and her colleague Tracy were efficient, always helpful and always on the ball. I will recommend the company to anyone who asks.

Holmes and Hills were very efficient, never had to wait for a call back, if I had a question, or query, I would be put through to the right person straight away. Zoe at Holmes and Hills would explain everything to us, answered email almost immediately. Mr and Mrs Bourne
