Unfortunately The Property Advantage did not live up to a 5 star review. Richard was very good at the start of our renovation, and ticked all the boxes. But after an incident with the builder (not The property advantages fault) Richard seemed to want to take a back seat, after taking a considerable wage already. I ended up project managing the build the whole way through, and the bit of help Richard offered ended up causing delays due to mistakes. I feel if more research into builders being used, and following through on promises made, the job would have gone a lot better than it did.
The review of Matt Deacon is for him and him alone, and in no way associated with The Property advantage. It is unfair you have now published this as though it was your own.
Matt came through when you didn’t, and he finished the job at his own expense, due to you not helping out again.
Saying you are not building contractors now doesn’t add up, The Property Advantage approaches me to quote for the work. You talked the talk and as far as I am aware Our contract was with you. I paid you the deposits. You sub-contracted the work - but again our contract was with you.
Also, Richard told me 3 weeks ago he wasn’t taking The legal side with Ben any further as it wasn’t worth the hassle. This speaks volumes to me as to who also was in the wrong.

Richard has consistently gone above and beyond the call of duty to find and then get sales over the line in some challenging situations on four of our HMO sales.

From start to finish I received a very personalised service from Richard at The Property advantage. Richard was available 24/7 to receive online requests from potential purchasers wishing to view my property, as well as for answering any questions they had about the property and the process, and then finally to negotiate offers etc when a sale was made.
I could contact Richard via texts, phone calls and email with ease, again often out of normal office hours. This was important to me as I was very anxious for the sale to proceed quickly. Richard was instrumental in the sale of my property. Following a nine month campaign with another estate agent that had grown stagnant, with diminished interest. Richard offered his services to sell the property. Richards rates are very reasonable and comparative, but his service is second to none. The service provided by Richard re-invogorated the interest in the property his professionalism and approach really helped develop a new interest which resulted in a sale very shortly after instructing him. Without Richards help I am sure the property would still be struggling to sell and would reccomend his services to anybody.
