I recently had the need for Service Charge information and additional information regarding the property, and asked Adair Paxton if they could help, I received the Service Charge information very promptly and whilst not directly responsible for the additional information I was helped with it in a very timely and helpful manner.

Five years ago my husband and I downsized and moved into our first flat. I was initially quite anxious as the small development was being managed by one of the leaseholders who was finding it an onerous task. We placed the job of managing our properties in the hands of Adair Paxton and I've been highly satisfied with our choice. Our management agent Ben Acton is always responsive, supportive and patient whatever our needs or queries. He has suggested and arranged contractors and intervened in problems with friendly good humour and offered me, as a director, real peace of mind. A shout out must also go to Kam B and Claire H, who have answered my questions without making me feel like a total idiot!! Thank you all.

I bought my first commercial property investment in January this year and approached Adair Paxton to manage it for me. This was a new venture for me so it was important to pick the right company to guide, help and advise. I would not hesitate to recommend AP and Will Parker who has done an outstanding job organising everything ensuring a successful start to this investment and i hope to continue working with them for years to come and grow my portfolio.

We have 2 commercial properties whose rental is overseen by Will Parker at Adair Paxton.
As landlords, we have needed a lot of support and involvement from Will when dealing with both properties. Will has dealt with our numerous phone calls very patiently and responds to emails promptly. He is willing to listen to our wishes, and then carry them out. He has been generous with his time and been very prepared to meet with us and explain various issues when we have needed.

Renting our new apartment through Adair Paxton was an incredibly smooth and positive experience, thanks to Julie Merritt and her wonderful team. From our very first viewing, Julie was warm, professional, and genuinely helpful. She took the time to answer all our questions and made us feel completely at ease—something that really mattered to us as a family moving into a new home.

Our experience of selling our property with Victoria and her team was definitely a 5 star experience. Victoria handled all the show rounds efficiently being supportive knowing that my husband has Parkinson’s and selling made his anxiety levels rise. She showed excellent communication skills and kept us informed throughout the process liaising with both sides including the solicitors. Never thought I'd write anything about estate agents, management etc, let alone anything positive - but here we are.

The experience with the Adair Paxton team, starting with Will T from commercial then Will P from asset Management (no they are not all called Will btw) has been one of professionalism and communication resembling the good old days.

On a serious note, present, dependable team that so far has shown accountability when most needed.

Adair Paxton took over as letting agents for our property in 2021 when the previous agent retired. They have been great throughout and given us as much care and support as if we had been a multi-property landlord.
We sold the property recently, with Victoria in the sales team being a real star. She provided timely and effective advice, got us a good price and helped us negotiate various hiccups really well. She kept us informed of progress better than the solicitor did! Thank you for a successful and supportive experience.

This rating they have is surely a joke otherwise clearly they only care in certain areas. They are absolutely useless. I would not trust this estate agents. Lived in my block of flat nearly 2 years. Put rent up quite a bit after 1 year of living there and I bet they are going to again because they love sucking money out of people. This place isn’t exactly cheap that I’ve got, the reason we went for it is because we were told and it’s in our contract that our parking space is ours. But why is it that everyone apart from us actually park in it? There’s loads of people that just take car spaces for our building and they live elsewhere. Sometimes for weeks. Our street also gets packed with cars so sometimes we have to park 5 mins away from our own home. Complained about it to Adair Paxton which took multiple attempts. Just a tip, they don’t respond via email and endlessly ignore you. If you want to speak to someone, best bet is phoning them. After I finally got through to them, they basically told me there is nothing they can do. We offered to paint our house number on and put our own private parking sign up. They can easily do that! Literally “private parking or you will be fined X amount”, keeps the tenants happy and will also earn them money so why they haven’t done it already is beyond me. I asked them well if they don’t want us to do it can they? They obviously said no. No consideration towards their tenants. As long as they’ve got money coming in, it’s absolutely fine. They can charge us what they want but we can’t even park near our own home. We’ve had people blocking our car in, we’ve had a couple of times very inconsiderate people park across 2 spaces so both us and our neighbour couldn’t access their parking spot. Again, they refuse to do anything apart from send a letter to all the tenants in the building(which I clearly stated it’s not the tenants in this building doing it, it’s visitors that visit a row of houses behind us and just dump their cars wherever they want)which they didn’t even send because they are lazy.

We’ve had vans block our entrance to our building so we haven’t been able to even get into our home at times. Nothing done about it. Most recently we’ve had someone smoking weed across from us, I have a very young child and it’s a health concern to her, the smoke fills our flat, goes on all our clothes and is making me ill. I can’t even open her window anymore to keep the mould issues away we keep getting because of how poorly insulated the flat is just to avoid her breathing in this weed they are smoking!

They said they would yet again send a letter out to all of the tenants as a warning?! I literally know who’s doing it, get rid of them! It’s your property and they are doing illegal drugs! Letter probably won’t come and if it does and this person doesn’t stop then I’ll be contacting the police as our landlord has advised. Disgusting estate agents don’t give a damn about any of their tenants or children that live in this building! Also is a fire hazard smoking inside! So well done.

Overall, do not recommend. Choose someone else. Because of how expensive rent is now I can’t even afford to move yet so I’m trapped here with druggies and people who don’t care. Thank you very much.

I'd been a tennant with Adair Paxton for just a little over 4 years. I've spoken with quite a few members of their team and they've always been so kind, friendly, helpful, and understanding with any queries or problems I came across. They were also super quick about resolving issues with the apartment which is always appreciated. I'd rented as a student before but this was my first time renting as a professional working adult so I had a lot of questions. I am so thankful for the team especially Guy, Donna, and Giulia for all of their guidance and patience with matters that were new to me and I didn't quite understand. You hear some horror stories when it comes to renting where people have had issues with their landlords or renting agents but I can happily say i never experienced anything remotely negative during my time with them. Thank you again!
