I wouldn’t actually put one star for henstock in Middleton!!
But it wouldn’t let me weight review till I put something.

So first thing the man who came to do the valuation was very rude, didn’t have much to say about the property? Was more intrested in talking about how much he has traveled?

Didn’t have anything positive to say about the refurbishment.
just said well it’s white and gray isn’t it? And didn’t acknowledge any of the work that had been done. Said that we would be lucky to get £200,0000 if we was lucky? We had 4 valuations booked with other estate agents to get an idea of how much to put the property up for.

Not only was henstock “valuation” the lowest and most inaccurate! As a company they are most unprofessional as all they seemed to be intrested in was talking about how they are local and that’s why they sell the most and the best company?

And was very unprofessional about other competitors, he spent more time of the appointment slagging off Ryder and Dutton? And then hunters?
Massive red flag for me!

Also the examples he left for the property valuations and how he worked out the price for our property, they was in completely different areas and not even 4 bedroom semi detached?

With all this said, I decided to use Ryder and Dutton, as they were very professional! And we actually sold the property for £254,000 !!!

So word to the wise don’t use this company! Very poor service on a number of levels…rude person that did the “valuation” and more to the point if we did use them we would have lost out on £54,000 if not more from there bad service.

Also as a company, family run or not, you still need to act professionally! Spend more time looking at the type of service you offer and stop slagging off others.

As this is actually slander!

So I will never use them ever again and advise others if you are thinking of using them get other company so you can compare!

From our first meeting with Andrew at the property he made us feel completley at ease, he was punctual and professional and very friendly, he put us forward to apply for this amazing house, which we got, they talked us through the whole process and all went well. When we were able to sign we met Philip, he was also very professional, and friendly, they were both great, made the whole process go like a dream. Henstock propertys is a fantastic small family run business. There is always someone available when you ring up for enquiries, everyone is always friendly and polite. We was fortune enough to deal with Jonathan when selling our property. He was fantastic from start to finish, his details on the pictures, professional, his opinion/valuation and we was always well informed and felt comfortable as were always knew where everything was up too. I also spoke to a few people in the office and they always knew where everything was up to which proved to be very helpful.
There was no excuses at anytime hiding behind Covid etc everything was done at a speedy manner which was important to us.

We have recently completed on the sale of our house. I found the staff at Henstock to be friendly, very helpful and knowledgeable and I would highly recommend them. After 40 yrs in the same property, we were very much inexperienced sellers! Jonathan and Jane, in particular, were brilliant and were so patient and helpful throughout the whole process.

I have used Henstock’s Property Services for several years now and found them to be very friendly and extremely helpful. They used to find tenants for my rental properties, Andrew would often give me help and advice freely, when I needed it. It’s the sort of place you can just pop into and have a chat.
