Read the negative reviews for the truth
We rented with this agency from 2021 - 2022. Getting them to do basic repairs (e.g. fix the hot water system and asking for them to remove a possum nesting in the property) was like pulling teeth. We ended our lease after a year because we were so fed up.
Unfortunately after we moved out, the real problems began. Like countless others, they claimed our full bond and we had to go to QCAT (they would have also charged the property owner extra for the time). During the negotiation process they were abusive, threatening and blackmailed us. They like to leave bad reviews on tenant’s workplaces and cry defamation. My advice for anyone vacating is to claim the bond at 12:01am on the day you exit. Do not give them the benefit of the doubt and take photos of absolutely everything (window tracks, range hood filters etc) and prepare to go to QCAT, it’s not as bad as you think.
I found out this isn’t an isolated incident and this is what they do to everyone. If you are also experiencing this behaviour, please contact justice at Qld dot gov dot au and make a complaint. They have a file open about them and the only way we can get them to take action is to lodge complaints.
They talk tough over email but once they get to QCAT, they won’t even look you in the eye. They’re supposedly under new management but they haven’t changed. They are as vile as ever.
EDIT in response to comment: You haven't changed because Sarah Camillo was still sending ridiculous counter claims to QCAT and playing stupid games on 14th April 2023. Imagine how much time, money and grief you could have saved yourselves, us and the property owner if you'd just engaged civilly and treated us like human beings? Until you get rid of Sarah Camillo, the company won't change. QCAT were very clear, your job is minimise costs for ALL parties. It is not try and claim as much of the bond as you can for a tip. Until that changes, you're going to keep ending up going back to QCAT and fighting negative reviews because this is ingrained in your culture. Sarah can leave as many lies on tenants workplaces as she wants, but you're only going to end up losing your licences.

I have rented with Rental Trends for 6.5 years
I have rented with Rental Trends for the past 6.5 years and Ann, Greg, Sarah and Aimee have all gone above and beyond for us in the 2 properties we have rented within that time. Maintenance requests were always attended to in a timely matter through the app and organised by Greg. Ann and the team were extremely professional, approachable and friendly. We are sad to be leaving QLD but would happily rent again with Rental Trends in the future and promote to our friends and family.

Stay away. For your mental health.
Stay away. Moved into an absolutely filthy place and made of it what I could when I was in a tight spot. Lights didn't work, cockroaches aplenty. Paint and plaster peeling all over the place. "Furnishings" in the entry report were completely missing. Various issues with electricity and plumbing that were never resolved during my tenancy despite repeated requests. Antagonistic when you push back against changes in policies. Illegal requirement of carpet cleaning with invoice at tenancy end (RTA confirmed they are legally not allowed to ask for this, anymore.) I returned the apartment FAR cleaner than I received it and they still tried to claim the full bond. I had to go to the RTA to get them to offer half, and I just settled at that because I couldn't be asked to deal with them any further. (They caused me GREAT anxiety and distress, which is a serious medical issue for someone with panic disorder, and I settled on half of my bond because I legimitately couldn't handle them, anymore.) Google "Rental Trends" and look at various Reddit posts and other blog articles to see that I'm not the only one.
Finally, there is no new management team. They are trying to rebrand themselves due to the backlash they've received. At key return over a month after "change in management," I was met with the exact same management they had before. Note that all new 5* reviews on Google are all posted around the same timeframe.

You dont seem to have intestinal fortitude
The agency uses the name of the lawyer office they share a building with to send email threats to their ex tenants or those they know leaving a poor review. The agency say they will get the lawyers to write things. The lawyers seem to know what is happening and dont seem to be interested in being associated with this agency.
The agency lie, threaten and manipulate to get your bond.
As another poster said, its hostile the moment you sign. Requests are deleted immediately to fix things, they force charge for water when they know taps are leaking.
They should never be allowed to sign on another tenant again.

What a garbage fire of a real estate agent!! Ann and her minions have taken private information from renters and used that information to create fake reviews of tenants past and present online at their workplaces!
Her belligerent and vile replies on their google reviews and other trust pilot reviews have been deleted BUT luckily you cannot remove this completely from the internet. Check out the reddit brisbane thread and see the replies for yourself.

If you are a tennant, don’t expect for them to provide a property in good condition. If you are the owner of the property, please rent through a real estate agency that has professionalism and ethics. I do believe, however, that the owners of these 1 star reviews are also responsible, surely they must see the property and not care too.
Knowing that you can’t be too annoying or difficult, for your reference, and can only try to get the absolute basics repaired is hard. Especially when this turns into a battle. It is disappointing there are people trying to take advantage of people with the current costs of living and rental crisis. I am glad someone created this thread on trust pilot to try to hold them accountable.

hostile... from the moment we signed the lease
I have waited a number of years to write this review to ensure both Ann and Sarah-Louise were unable cause issues if we needed to rent again. That, and I still have anxiety from dealing with them.
I consider myself and the people I lived with to be kind, genuine and integral. We lived together for many years prior to renting with rental trends and continue to do so and have fantastic relationships with our property managers.
I don't leave reviews.. but I have felt compelled to write something about this real estate because of our experience.
From the moment we signed the lease, I knew we had made a mistake.
Every email we have from them shows exactly how threatening and condescending they are. Even to new tenants ...who haven't done anything wrong.
When we viewed the property and were accepted - we were threatened with "YOU MUST SIGN THIS WITHIN 24 HOURS OR YOU LOSE THE PROPERTY".
Within a month of moving in - they accidentally sent us another tenants end of lease email trail (which was horrific to read). when I emailed them to say they must have sent this in error .... the absolute onslaught of follow up emails we received back was unjustified, uncalled for and completely unnecessary. Just because we pointed out that they had sent it to the wrong tentant.
Throughout our two years - we made genuine / normal maintenance requests ..respectfully.
We were met with hostile replies from their maintenance manager Greg, instant refusals and then bombarded with emails about how to report maintenance requests (even though they had just changed their process and / or never explained how to do so in the first place).
We were often sent emails in error, multiple emails telling us we had to vacate the property asap, (within 2 months of moving in) and never one apology for their mistakes.
Look, normally things like this dont even phase me. But these people are just so aggressive for absolutely no reason. I am hoping they can take some constructive feedback and learn and grow. But reading everyone else's reviews and the very ugly, defensive and rude replies from Ann, I doubt that's possible.
Be warned fellow renters with perfect rental histories this company will:
- send you threatening emails to just inform you about general information.
- will force you to have multiple groups of people inspecting your house even through peak pandemic times.
- won't speak to you like you're a normal human being.
- will do everything they can do keep your bond (accuse you of leaving items behind when in fact...said items belonged to the owner and were there when we moved in).
- will be extremely dramatic and overexaggerate their findings on the exit report.
Rental trends... get some customer service training, communication training / or just try and learn how to interact with people.
you run the gauntlet, you hold power over people's living situations and you abuse that power. You should not be allowed to conduct business like this.
i hope you never find yourself in the same situation as some of the hundreds of people you've obviously treated very poorly. I hope you never experience the same behaviours towards yourselves that you have displayed towards others.
If you hate people that much, you're in the wrong line of work.
Response to reply: obviously by my detailed information, i clearly rented through you. Submitting this anonymously provides safety from rental trends.
i highly doubt any investment owner requests that you conduct yourselves in the manner that you do. However, i also doubt you do not share the way you communicate or act towards renters with the investment owners. I suspect they are oblivious to the way you conduct yourselves.
Be better. try to make things a positive experience for all. wouldn't that be better than having so much hate in your heart for all the people that are making you money and keeping you in business. Then maybe you wouldn't have to waste your time replying to the negative things people say about your company.

Worst of the worst, disgusting company that should not be in business - they'll threaten legal action against me for this, and then they'll try and say I never rented from them because obviously I am using an alias to protect myself from further harassment.
Looking forward to the hyper aggressive reply calling me a troll or defamatory.
All you need to do is read the other reviews to understand why this is one of, if not the worst rental agency in Brisbane. Fingers crossed they go out of business! :)

They want your money, and will stalk and threaten you constantly until they get it. These people are fraudulent, and will fabricate contracts, invoices etc. to keep your bond.
Rental Trends is a prime example of a poorly run real estate agency, who contributes greatly to the need for a governing body to monitor and shut down real estate agencies who provide a truly awful, awful service.

Never rent through rental trends
I would never, ever rent a property with RentalTrends again and I recommend to everyone renting in Brisbane not to either.
You claim Ive never had a lease with you I am merely messaging cos a friend of mine has had issues with you in the past and brought it up with me. I checked my emails and found that you are infact the real estate I had issues with a few years back. My name was on the lease. Elise is not a common name. You might remember that you had fraudulently modified my lease to show I had signed a 12 month instead of a 6month but failed to provide proof that you had sent me an "amended" copy of the 12 month lease I was accused of signing.
