A good rental relationship!

I've rented a property through Rental Trends for three years, and have only chosen to vacate due to buying my first home. This was my first and only rental in Queensland, having lived and rented in two States previously. The application process was very easy.

Sarah and the team have been nothing but prompt and understanding to all questions I had during tenancy, particularly with respect to my vacating the property (this week). They gave me the name of a preferred supplier for bond cleaning, which has sped up the exit process.

Maintenance issues were dealt with promptly, particularly an ongoing issue with a plumbing defect that was in relation to a faulty part, as opposed to poor maintenance practices. I did not meet the owner, but understand he owns the entire block of units I lived in, so would often to the maintenance himself, at times convenient to me. I was always provided notice of inspections and given opportunity to attend if I wished.

I thank the team for making the process of renting and moving on to my next home super easy, especially Sarah and Aimee.

Worst experience of my life

I have honestly never had such a horrific experience with any property agent before in my entire life. It is a true wonder how Rental Trends is still allowed to operate with the sheer number of complaints lodged against them with the authorities. You do not need to abuse, harass and deceive tenants in order to protect the interest of your clients (the landlord). The fact that their “procedure” is to claim the full bond before exit inspections are complete is blinding evidence of just how far they are willing to go to intimidate tenants. Actual verbal abuse aside. Their attitude is disgusting, and no one is seeing past their gaslighting when responding to negative reviews with the tenants full legal name despite not being provided in the review. Breach of ethics much? A sure fire way to find weather or not a company has any level of integrity, see how they respond to negative comments. Despite the overwhelming amount of evidence stacked against them, Rental Trends insists that they have never done anything untoward and negative comments are only posted because the tenants were bad people. Renting with this company felt like being in a abusive relationship. The level of disdain and hatred Ann and her colleagues harbour against any and all tenants is appalling. Very soon your clients will suffer because no person who knows how horrible you are will ever rent from you again. Bad reviews spread a LOT quicker than good ones. Particularly when most of the good ones are fake and the negative reviews are clearly genuine.

THE WORST EXPERIENCE EVER

This was the worst experience I have ever had with property managers. All tenants in the house were repeatedly lied to and harassed, both verbally and via email. They love to issue entry notices and fail to show up and then blame it on the tenants. We were then asked not to contact them for the remaining part of our lease unless it was an emergency. No process was easy and without frustration and conflict. We were lied to multiple times about processes and actions being taken on the property and had occurrences where RentalTrends would show up for inspections without having issued any entry notices (including when all tenants were sick). It's a shame as the property was a dream and the owner was lovely, but ultimately the tenants could not renew the lease as we could no longer deal with the property managers.

I would never, ever rent a property with RentalTrends again and I recommend to everyone renting in Brisbane not to either.

Am beyond grateful for Rental Trends!!

Just would like to take the time to personally thank Ann & Sarah and the rest of the team at Rental Trends.

I was experiencing non stop harassment and bullying by the owners daughter who lived upstairs. It definitely broke me down to the point where I was paying for the rent but not sleeping at the property on multiple occasions.

These ladies saw though the lies and deception this horrible lady was feeding them and went above and beyond to protect, fend and help me in every way. HUGE shoutout to Ann, you stood by me and gave me so much advice which got me though it all. Cannot explain how grateful and thankful I am!

Would give rental trends bloody 1000 stars if I could.

Oh and may I just add - there’s a whole lot of people pointing fingers on this page, yet I bet most of you can’t take the blame for your own actions. I honestly take my hat off to these ladies for putting up with some of the crap people throw at them, their just trying to do their jobs! Wish people would just either read the contract before they sign it and not complain OR just be decent people and treat people the way they wish to be treated.

Keep up the good work rental trends, I hope to rent again with you again.

Stay well clear

Stay well clear. They put your bond into dispute the second you hand keys back without sighting property. They wont recommend a bond cleaner or let you back into property to rectify any issues even if your lease has not yet expired (they won't do a check until keys handed back either) and trust me they will make up issues. Take photos of absolutely everything upon entry/exit as they re-purpose old photos of damage to present at Qcat. They entered property without providing notice (i was home sick and caught them) . Tryed to charge us for plumbing issues at the property which were caused by tree roots. They deleted all their google reviews and respond nastily to each and every review. The people on the QLD tenent tribunal number are very aware of how they operate and can provide you with forms to lodge complaint. Do not lease a property from this company. If you are about to exit i suggest putting a dispute in against them before you exit as we were advised by tribunal but RT had already lodged first. 15yrs of renting in Brisbane never had an issue until this mob. ZERO INTEGRITY - STAY AWAY

Rented with RT for 6 months in a beautiful and classic unit in Clayfield which i kept clean at all times. I actually lived in the property for approximately half that period on aggregate as i was always travelling to be with my family elsewhere. I engaged a reputable bond cleaner on exit who did a fantastic job, but the agent advised me they left out the rangehood and a garage wall, very untrue. My cleaner offered 7 days return guarantee on their work but Rental Trends would not allow them to return even though i had exited 3 days ahead of my lease expiry. They instead told me they had engaged their own cleaner. I was not given a chance to review all these claims and they took $165 from my bond. I know its not a lot but its my money and they did not earn it. They could not even provide an invoice for the work they claimed for. My cleaner was actually baffled to hear of the misses and asked why he was not allowed to return, what a rip-off.

Unfortunately for me, i only looked at their reviews after this bad experience, i would have never taken the risk if i read the reviews beforehand. Apparently many other former tenants of theirs had the same experiences. I certainly wouldn't recommend this agent to anyone, nobody deserves to be ripped off in this manner.

Stay away or pay

If you're thinking about renting with rental trends - I would advise against it.

If you were like me and you only thought to check their reviews a couple weeks before moving out, it's clear like everyone else that you're about to get stung for your bond for damage already existing to the building or they will lie claiming you have patched walls / created damage to walls that was already there when you moved in.

this on top of them continually using "entry condition photos" that are greater than 3-5 years old give you a good idea of who you're dealing with.

I didn't have the drive to try and fight the bond dispute (maybe $50 of it was legitimate, dead light bulbs etc) as I was already moving into my new house, but to see the same tactics used on other tenants of the same residence is disgusting to say the least.

also, rental trends, why did you decide to take down the 50+ google reviews you had? clearly hiding something. I guess you only keep this website active because you purge the bad reviews and have your staff create fake 5 star reviews for you.

and let me guess they you're response is "im a troll trying to bring them down" just like all the other posts.

Absolute criminals.

Makes sense as to why most of your 5 star reviews are not legitmate and you delete all the bad ones.

I write this in response to Anne's reply to my wife's feedback on our experience with Rental Trends. Whilst it is true we terminated our lease early, we did this because we had both been offered jobs interstate. We gave just over four weeks notice of our intent to terminate early.
We did make all attempts to mitigate any potential loss to the landlord. I quote from our email notifying your office of our intention to terminate "We realise this causes an unexpected inconvenience to the landlord and for that we apologise. We would like to make the process easy for all parties involved and reduce the potential costs to be incurred as much as we possibly can. As such, we would like to propose to transfer our current lease agreement to a suitable tenant, as provided for in the Residential Tenancies and Rooming Accommodation Act 2008 and the Residential Tenancies and Rooming Accommodation Regulation 2009...We hope our request to facilitate a transfer is well received, and that the landlord understands we propose this option as much as to lessen the inconvenience to them as to lessen the impact on us financially. We are happy to discuss this email further over the phone on..."
We paid a re-letting fee and advertising costs totalling $780 the day after we were issued with an invoice. There was no loss to the landlord as your agency was fortunate enough to find new tenants to move in a few days after we had vacated.
We commenced the conciliation process with the RTBA when your office refused to negotiate or even discuss the disputed bond items. The items we wished to dispute were items that we felt were not reasonable to be taken from a bond, and are not the items you have listed in your comment. As your agency would not engage in a dialogue about this so we went to conciliation.
At all times we have communicated with your agency respectfully. You would not be able to provide evidence to the contrary, or that demonstrates that at any point in time we did not cooperate with your agency.
When owning and running a small business it is important to listen to the negative as much as the positive. Therefore please hear this feedback. It is unnecessary for your agency to place a bond into dispute immediately before an inspection is done. I quote from your email "We place your bond into dispute when you vacate the property. We place it in dispute until we have completed the exit report.” No other agency we have rented with does this. Despite the sentence 'please do not be alarmed, this is purely procedural', it causes stress to tenants and gives the impression that you feel all tenants are untrustworthy.
I would also suggest as procedure you provide rental receipts to your tenants. It is not best business practice to expect people to pay thousands of dollars and not provide them automatically with a receipt.
Lastly, I would like to say that my wife and I are not the kind of people that go around trashing businesses with bad reviews. We had an experience we did not expect and that caused us a lot of stress.

The worst!

Rental Trends are by far the worst rental company I have ever dealt with (I have been renting for over 20 years). Examples include, telling them about a wasp's nest on the back deck of our rental, their response was - "spray it with a hose"!
When moving out put our bond payment in dispute BEFORE the inspection (they do this every time because they want to fleece you and take most or some of your bond). They charged us for jet spraying the drive and bamboo cutting. They were rude and terrible to deal with. If you are considering renting through these horrible people, think again!

Stay far far away

Even Shrek would consider this agency an ogre, they use deceit and slight of hand as general practice. Claim to be acting within regulations however work around these and take exception to you correcting them.
Threats are a business practice
Expect all your bond to be taken, expect maintenance not to be done and expect to be abused by the principle agent
No doubt like every negative post the “this isn’t real” “ I can’t find you” reply will come with no right of reply for myself as this is part of the deceit as well as fake positive reviews

I was lied to by this company

I was lied to about the bond refund process. The agent working there made a claim for my full bond even though I had produced a cleaning receipt. Upon questioning them, they told me the RTA would be holding it. I called RTA who advised that it would be released to rental trends in 14 days if I didn’t dispute it. After being blatantly lied to, they them told me this was their “office procedure”. I went on to school them about how their “office procedure” defeats the purpose of the RTA existing and that they need to get up to date about the basic processes of how to run their business. They seemed to have nothing more to say other than to tel me there was “nothing untoward”. Should anyone want to see, I have the full email trail backing this up. I would put up photos but this platform doesn’t allow me to.

Secondly If you look up cleaning mate.com, you will see an article where a cleaning company was allegedly physically harassed by this company. The article comes up if you Google rental trends too. I’m going to write to the company to see if they have video footage of their staff being harassed.

Lastly, to anyone who is reading this, please view all the positive reviews, especially the ones on the 8/9 October, funny how they all say the same thing and have the same writing style , even on the same couple of days. One might even assume they were from the same person...🤔 last year when I visited this site, the negative views were 90%. Either they have stopped with their deceitful ways(please note that I have receipts to show the deceit) or this business is under new management. You tell me?

Better stay away!

An absolutely awful experience with this agency! Property managers are slow and incompetent, they have no knowledge about their own legislation. They charge tenants to pay for water usage but they cannot provide water efficiency certificate, I wonder how many of their tenants are paying for water illegally. Entry condition report was given to a tenant without agent's signature, do they really think tenants don't read basic standard terms of their lease agreement? If you need something they are just MIA. The principal Ann is the worst of them. Her arrogance and rudeness is alarming. The whole agency needs a lesson in existing codes of conduct.

Fake reviews - rental trends was at 1 star for a good reason

Rental trends are the worst company I’ve ever dealt with. After beating them at qcat they continued to berate me and my family and even approach my workplace.

They refused to hand back our bond even after nothing was an issue at the property. We left one bag behind and they deducted $1000 bond because of the ‘inconvenience’.

Absolutely awful company.

I would highly recommend

It was the first time for me to lease, and Ann and her team made everything so smooth and easy for me.
I could not be happier, especially during the pandemic when the landlord insurance was not possible to get and I was concerned about getting the right tenants.
Rental Trends helped me with everything and both tenants and I are very happy. Compared to other well known agencies I was contacting, Ann responded quickly and provided information on the spot. She had the knowledge and did not need to go back and check anything.
If I was to start the process again, Rental Trends would definitely be the agency to go to.
