The worst company and people you can deal with. They are aggressive and very rude. We do not receive any help from them and their charges are far higher than any other estate agent. They do not carry out their work and you are left without answers as they ignore you. Stay away from abc estates. If you research them online you will also find nasty write ups about their horrible owner richard davidoff.

Horrible company and horrible people
Horrible company and horrible people. they are rude and arrogant, and very aggressive towards customers.
My wife and I have never experienced such bad service and all we wanted was to rent a property we saw advertised.
We asked several questions and ABC Estates would not answer the questions. When we asked if the plumbing and electricity was working properly, they answered with "Why are you asking stupid questions?. Either you want to rent the property or not but don't waste our time with stupid questions". -
This is not the response a customer should receive from any company. When doing some further online research and talking to other agents in the area, they all said that ABC Estates especially the owner Richard Davidoff and his wife are horrible and nasty people.
Stay away from this company. They are not worth your time of day or sanity.
Long saga warning
Long saga warning:
I have helped my girlfriend with her ongoing situation that has lasted 5 years now following a short 6 month stay at a property managed by these very dishonest people, specifically Richard Davidoff and Bradley Brazier whom I've dealt with on various occasions.
- In August 2017 she rented a property from them. Unbeknownst to her there was a clause in the contract that allowed ABC to kick her out early and make her pay them prorata for the months she did not stay, which is what they attempted to do. Also another clause allowed them to charge for supposed professional cleaning regardless of what state the property was handed in. They gave her a dirty messy property, she gave it back in a much better state and they still withheld more than half her deposit.
- When she left they tried to not return the deposit until past the three months in which it is protected. They simply did not reply or gave elusive answers when they did. Luckily our insistence made them return it just before 3 months which allowed me to step in and make representations for her to Tenancy Deposit Scheme (TDS) with whom the money was protected.
- When TDS returned their decision (summer 2018), it transpired that ABC had lied to them saying my girlfriend had left of her own accord. ABC could not produce evidence to support their lie therefore TDS gave my girlfriend most of the money back. ABC presented a self generated receipt for check out (which they themselves perform) but again failed to show any evidence of the professional cleaning they claimed had been done, so TDS gave them the inventory money but returned the cleaning money to my girlfriend.
- ABC then proceeded to wait a whole year in order to go past the 1 year deadline PRS (property redress scheme) operate so they would not get involved. Then they took my girlfriend to court presenting the case in a devious way and using an address at which they knew she would not receive the papers which resulted in a judgment by default in their favor due to my girlfriend's absence in court. Then they miraculously gave the correct new address for my girlfriend which the bailiffs used to break into her home by surprise and begin valuing goods intending to steal them away from her.
- Again I stepped in to help and we applied to set the decision aside. A hearing was scheduled for October 2019.
- At the hearing (for which we have a full transcript) the judge, upon reading the details of the case ABC had presented, understood that ABC were trying to recover unpaid rent. When my girlfriend was asked to explain her case, the judge became very displeased that the case was so deceptively presented by Bradley Brazier (only ABC representative to attend court). He scolded Bradley for not disclosing the TDS decision which was legally binding and for serving court papers to an incorrect address when her forwarding address was explicitly provided in the legally binding tenancy agreement she had signed with them. He awarded my girlfriend all her money back with expenses.
- I proceeded to report ABC to Propertymark in November 2019. They are another watchdog to which ABC no longer belong. They don't have the one year deadline which prevents us from reporting to the PRS. Unfortunately ABC have managed to avoid being reviewed by them also because they won't investigate so long as a court case is open. What they have done is opening a new meritless cases against my girlfriend for the same money, still disregarding the legally binding decision by TDS.
- June 2022, after a very slow process due to the pandemic, last year we finally had a hearing scheduled for mid June. Because the case has literally no hope, ABC decided to miss the deadline they were given so the claim got struck out before the hearing happened. Then they immediately openned a new case on the same grounds and with the same lack of merit so that Propertymark would continue to stay out of reviewing and penalising them for improper practices.
- I have tried to talk to Watford County Court but they are pretty hopeless. It's easy for people like ABC to abuse the system because there are no responsive, dedicated people in it evaluating these situations. I asked them how many times can a party bring up the same case, miss a deadline and then reopen it. They literally never replied even though I've repeatedly tried to make them aware
Fantastic and stress free…
I had a fantastic and stress free experience using ABC to let out my house. From start to finish everything was smooth.
A very bad and rude estate agent
A very bad and rude estate agent. Not friendly, very aggressive and unhelpful.
I wanted to ask a few questions about how they operate and what services they provide for property management.
They were very impatient and would not answer the questions I asked. Seems as though they had something to hide with very simple questions I had to ask.
After doing some research online, I found out why. ABC Estates have a bad history of poor service and being rude. In fact, I also found out that their Director Richard Davidoff was expelled as a management agent not long ago.
Just as well that I did not end up using this company. They are not worth your time or effort and definitely not worth giving them your money. Stay away from ABC Estates.

Highly Incompetent, Can't even get the basics right
I made the mistake of using ABC Estates to rent out my flat, big mistake.
They were supposed to manage the flat, but didn't do anything unless pushed. Flat inspections were never carried out unless I sent them an email reminder and even when they did the inspection they didn't provide an accurate assessment. Only thing they seemed really good at was taking their cut from the monthly rent.
Failed to remind me about EPC, RCD Fusebox due to changes in legislation, basically anything a landlord should keep a track off they didn't do it. I always found these things out from friends and other landlords so was pointless to have paid them for the lettings service.
When I finally needed to get my property back, Hannah and her team didn't lift a finger to help me, so much for the rent guarantee and tenancy eviction service that I had paid for!
Get a lettings agent that knows what they are doing, it's better for both the landlord and the tenant.
They ask their subcontractors to lie to their leaseholders
Be aware, these fraudsters led by Richard and Mark lie to their leaseholders because all renovations and maintenance projects get carried out by their second company Arch Construction which uses subcontractors to carry out the projects and commission the subcontractors 20% commission.
They used us to carry out work for them at Franklin Court and The Tower. They treated us so badly and asked us to lie to their customers to pretend that we work under Arch contribution (hiding our own brand). EVENTUALLY, they ripped us off and hardly paid us.
Steer clear and use a different management company
In every way possible, I could not emphasise enough how strongly i would recommend avoiding this company.
As the managing agent of my property within a group of 14 other flats, the first year of their stewardship went fairly well with promises galore of the slick management we could expect and levels of service with points of contact etc.
However this did not last and went from bad to worse with communication breaking down completely on their part and proving almost impossible to get responses in any sort of reasonable timeframe.
I then decided to sell my property and things got worse. It took over 12 months to sell and much of this delay (and therefore sizeable cost to myself) was down to ABC. There was a lease extension required where they somehow managed to annoy the first set of solicitors they chose to manage the extension, to a point they refused to carry out the task forcing the process to be started again with another solicitor. Equally ABC seemed wholly inexperienced regarding the process as were unprepared every step of the way which resulted in further delays. Their continued poor communication, wasted days and weeks of my time calling and emailing the offices with different excuses and broken promises of call backs with rude and unhelpful office staff. The sale of my property very nearly fell through largely due to the time wasting of ABC and with a property sale already being a stressful process, it was made exponentially worse.
If you want to maintain your sanity, i would steer clear.
A Big Con Estates
ABC Estates are con artists. They take rental money from tenants and threaten you for the slightest thing. When it comes to sorting out issues they are nowhere to be seen.
Tried to get hold of the owner Richard Davidoff but was told he is not interested in dealing with these matter. I’ve been given the run around for the past few weeks and christmas and new year was a nightmare.
After searching on google about this company, I found tons of links and information about Richard Davidoff.
From what I can see, he looks like a real scumbag. Someone needs to teach this guy a lesson.

they had a house for rent in the Stanmore area, we went, we saw the house, we liked it and gave the advance to rent it, all good and beautiful
I sent all the documents that were requested in 2/3 days, they were checked and it was confirmed that everything is ok
from now the problems start
the first time we were told that he needed the landlord approval, 3 days passed and I called again to find out the landlord answer, but then he said that he was out of the office for 3/4 days (I also understood) after all these days he said that the landlord wants to see us in person (I answered that it's ok and it's no problem for us) after a few days I'm also there and I ask when we can meet the owner to get to know each other, after a few more days sends me an email that he is sorry but the owner no longer rents the house
during all this time, the house was not removed from viewings (a week after I paid the deposit and sent the documents and they were checked, seeing that there were problems, I had a friend call to make an appointment to see the house and it was still available at watching, which is not normal, taking into account that we gave an advance)
in other words RUN AWAY from this agency, either they are racist or they were expecting a "gift" from us or I know something else
because of them, on the eve of the crystmas, we have to stay with friends/acquaintances because they delayed us for 3 weeks with the house and in the end they didn't give it to me for no reason

We have just moved to Spain after selling our home. It has been a nightmare dealing with ABC Estates. Even trying to get a simple answer to a simple question is very difficult.
They never respond to call or emails and when I have managed to get through to them on the phone, they have been extremely rude and aggressive.
Do not use this estate agent. ABC Estates are the worst.
Cruel and nasty people
My father rented our family home after moving in with us for health reasons. ABC Estates let him down on managing the property.
They charged huge amounts of money and did not provide the management services.
The rent on the property was not collected for over 6 months and ABC Estates did not care about the situation or that the tenant was living rent free. All they cared about was being paid for their services which was not even being provided.
We contacted them several times and have been ignored. They will not speak to us anymore or provide help.
We have managed to evict the tenant but have lost all the rental income and money paid to ABC Estates.
My father is retired, unwell and living on a pension. This rental income was supposed to help. Now we have to find another estate agent to help and try and get the money back.
They are uncaring and cruel people. How could they do this to a unwell pensioner?
Do not use ABC Estates. They only care about money and nothing else. Stay away from these nasty people.

If it was possible to give no stars in order to protect tenants and landlords from this company I would do that. A search of Davidoff on google should inform potential customers. Do your
research. They are aggressive and bullying in their tactics and breach their fiduciary duties in the search for money. Shame on them. Avoid at all costs please although I’m sure they will be prevented from practising soon as investigations continue into their unprofessional practice.
