ABC Estates Neglect Unwell Tenant
I contact ABC Estates regarding an elderly member of the family living in rented accommodation as they are unable to deal with this situation due to age and health issues.
The property for some time has been neglected and mould has started to form in various areas including inside cupboards.
The poor conditions have worsen the health of our family member.
ABC Estates were not interested in helping or sympathetic to the situation. In fact, their response was “this is not our problem, contact the landlord”.
ABC Estates manage the property and as we have no direct contact with the landlord as explained, it is their responsibility and duty to fix the problem. They were not interested.
This is a disgusting way to act especially when a vulnerable and elderly person’s health is being affected.
We are now taking steps to report this to the health authority and the council.
This is not the first we have heard about ABC Estates acting this way towards tenants and properties they manage.

Truly awful firm. Never again.
Truly awful firm. I struggle to comprehend the positive reviews, because based on my experience, I would rather be homeless than rent a flat managed by ABC. When you have one job, which is literally managing a flat and landlord-tenant communications, and you fail to do it, that’s when you know you should probably move into a different field — one that doesn’t require attention to detail, timeliness or communication skills.
They managed a flat I rented for 3 years. Took almost a year to fix a leak that started as a result of their contractors leaving their waste material at the entrance of the flat, and despite asking them repeatedly, never cleaned that area, which by that stage was soaked with chemicals from paint and waste from the broken pipe. The bathroom had pretty toxic mould that took a year of me emailing every week to renovate, but the renovations were done in such a way that the mould will continue building up, requiring a new bathroom every 2-3 years. When there was a leak from the flat above and the wallpaper started falling off, no one dealt with it, it remained there for over 2 years.
They generally failed to relay many of my comments, questions or concerns to the landlord, leading to a lot of miscommunication, particularly at the end of the tenancy.
Until I moved into my new flat, I thought perhaps this was normal, but now I understand it’s incompetent, lazy, inept and generally inadequate people failing spectacularly at their job.
I am elated that the chapter of my life when ABC managed a flat I rented, is over.
Avoid at all costs!
We contacted ABC Estates about a property they manage which we were interested in renting. It was extremely difficult to try and get any answers to our questions. They are very poor with customer service and avoided answering any of our questions. Seems they obviously had something to hide. Not a good estate agent to use. Avoid at all costs!
Aggressive to an elderly woman.
My grandmother contacted ABC Estates as they manage her block. When she got off the phone she was very upset and tearful. I asked her what was wrong and she told me how they spoke to her and told her to stop complaining about minor things.
An on-going mould issue is not minor especially for an elderly person with difficulty in breathing.
I called ABC and was also spoken to very rudely after asking to be put through to the manager.
They said he has no time to deal with these matters and that it is not their problem, and that we should just paint the room to get rid of the mould.
Anyone with a brain can tell you that painting over mould does not solve the problem. In fact, it makes it worse.
I have now contacted the local council and other organisations including the health authority to take this matter further.
ABC Estates is a very bad company with bad staff. They are rude and aggressive. A disgusting way in which to speak to anyone especially an elderly woman.
Rude and a waste of time
My wife and I were warned not to use ABC Estates but we gave them the benefit of the doubt. Sadly, we were proven wrong as their attitude towards customers is extremely bad.
Their staff are unhelpful and aggressive in their tone and you can sense that they do not care about helping you.
After doing some online research, I found dozens of recent articles and links about the company and the owner David Davidoff who was fined and actually expelled from ARMA as an estate agent.
It seems that they have a history of problems and have made enemies with many people.
Shame we did not listen to the advice not to use them as it was a complete waste of time.
Stay away from ABC Estates. They are no good and a waste of time.
Very poor customer service
Very poor customer service. Not helpful at all and I found them quite rude when speaking to them by phone. A simple enquiry was too much for them to handle. Not a company you want to use as they just don’t seem to care about their customers.
Do your research before commissioning
Our leasehold block in SW London was managed by ABC in the years 2018 to early 2022. The difference between their passive and disogranised management of the block and that of the new firm we have commissioned is like night and day.
I also believe that the firm and their Managing Director Richard Davidoff acted unethically in their dealings with us as we sought to acquire the Right To Manage the block. Indeed, a Judge adjudicating on costs in the process stated that Mr Davidoff "used inappropriate tactics to try to prevent the leaseholders acquiring the right to manage". He went on to say that "the conduct of Mr Davidoff has been particularly poor, it has caused significant unnecessary delay and anguish"
A Google of the firm and their Managing Director Richard Davidoff should suffice to understand that you are not alone if you have experienced difficulty with this company. Do your research.
Very poor service
Very poor service. Not a good company to deal with and staff are very rude. Have decided to use another company who I am very happy with. Do not use ABC Estates. They do not care about their customers.
Terrible experience a complete waste of…
Terrible experience a complete waste of time. They interviewed me twice and offered me a job after 11 months and because I took less than 48 hours tod exude they offered to someone else. They also stole and approached me directly without the rexruitment consultants attention. Breach of data protection. All they care about is money!

We've received a very poor service from ABC in our block of flats and had to go to the FTT to remove them as managers. Likewise we've had to go to the FTT to dispute the service charges which were incredibly high and would increase year by year without limit.
